Commercial Buildings: A
design-build commercial building can range from $115 to $250 per
square foot (plus professional architectural and engineering
service fees, permits, land, site work, and freight). Costs can
be higher, based on site complexity, scope of work, and level of
finish.

Which alternative is less expensive: factory-building or site-building?
When you consider the speed of turnaround, price increases over the past 10 years, and a typical cost overrun of 10% or more when building on-site, factory-built is often less expensive. However, it's important to note that often initial quotes will appear to be equal—sometimes the factory-built quote will even be slightly higher. Yet, because factory-built projects are more predictably completed on-time and on-budget, the final cost benefits of factory-built generally outweigh site-built.
